Custom Features Designed For Beauty and Comfort

Built by 2006 & 2008 ”Craftsman of the Year” award-winning firm of Big Sky Builders, many of the homes at Grants Meadows were designed by Lee Kierig in a “Montana-Craftsman” style, incorporating architectural details of the Craftsman style with the open beam feeling of traditional Montana homes. Many of the homes at Grants Meadows feature solid wood Craftsman-style detail in an open floor plan utilizing a minimum 9’ ceiling and plenty of windows for natural light and ventilation. Each home comes complete with an exclusive Homeowners Manual which chronicles the homes construction in detail, along with a full one-year warranty. Each home incorporates “Universal Design” features which are those components of a home that work well for all residents and any guests who may visit. Moving furniture, bringing in the groceries or preparing a meal becomes easier for everyone in a home with universal design features.  It just makes such good sense that you'll soon wonder why all homes aren't built this way.  These design features were included to give the owner a home that is not only beautiful and comfortable but also adaptable to any life-style, even if that life-style changes over the years. Some of these features include:

Upgraded Construction Features offer Comfort and Value

Here at Grants Meadows, we take pride in our homes, and have designed and constructed them to the meticulous specifications of a custom home. We’ve included non-obvious features that you won’t find elsewhere, unless you built a custom home yourself. All of these features were included to give the owner a home that will be healthy, comfortable, economical to maintain, and last for generations. So when comparing homes, take into consideration some of the following features which are standard in the homes at Grants Meadows:
  • 92% high efficiency natural gas forced air central heating & air conditioning (most homes use 80% efficient units). Reduces gas & electric consumption, lowering utility bills.
  • Heat recovery ventilation system with HEPA filter. Provides air exchange with exterior air, while maintaining interior air temperatures and filtering out smoke and pollutants. This allows for more healthful living and lowers utility bills at the same time.
  • R23 BIBS sound-deadening insulation on all exterior walls (most homes use R19 batts for insulation). Fits tightly around electrical outlets, pipes and wires for better overall insulation, reducing heating and cooling costs, and great sound proofing.
  • R19 vinyl wrapped insulation on foundation walls, and R50 blown-in fiberglass insulation in attics (all insulation ratings are above what code requires). Results in better insulation for greater comfort and lower utility bills.
  • Energy heel trusses on overhangs – allows full attic insulation at all edges and corners of attic preventing “cold spots” and heat from escaping, again helping reduce utility bills.
  • Energy-Seal Package, expanding insulation foam that seals floor, wall and ceiling penetrations, preventing air movement inside wall cavities thereby reducing heating and cooling costs.
  • Programmable thermostats allow you to set interior air temperatures to automatically change at certain times to enhance your comfort, helping to reduce energy costs.
  • Passive radon evacuation system allows any subterranean radon gases to escape through roof without entering your home (most homes have no radon evacuation capabilities).
  • 12” engineered floor joists (most homes have 9-1/2” or less), provides a stiffer, stronger floor resulting in greater stability (keeps floors from “bouncing”) and extends the life of the house by minimizing flex and movement.
  • “Edge Gold” subflooring, an added feature not found in most homes, keeps subfloor from absorbing moisture and swelling, preventing “buckling” or “peaking” and extending the life of the subfloor.
  • Energy efficient, insulated vinyl windows have Low E and Argon with a U-value of 0.31 (instead of industry average of 0.43). Low E reduces UV ray exposure, and the lower U-value reduces energy costs by minimizing heat loss through the glass.
  • Low maintenance windows never need painting and come with lifetime warranty.
  • Custom 6” fiber-cement exterior siding is fireproof and won’t absorb moisture, thus reducing exterior siding maintenance.
  • Broad roof overhangs to reduce summer solar gain, lowering your cooling costs.
  • Strategic placement of windows for natural lighting throughout the house reduces the occurrence of the “winter blues” while lowering your lighting bill.
  • 9’ ceilings enhance the natural lighting while allowing a more open, spacious feeling.
